Welcome to Family & Wine House KANIZSAY, a luxury holiday home in Varaždinske Toplice, northern Croatia. The entire property is yours to enjoy, with a private Croatian wine cellar, infrared sauna and terrace whirlpool. Designed for unhurried stays, it brings together thoughtful interiors, personal hospitality and Sustonica-certified sustainability. Discover the region’s wines and flavours, explore the surrounding hills, or simply settle into your own rhythm. Open all year, with a minimum stay of five nights.

Enjoy the comfort of an entire private holiday home with two bedrooms, welcoming living spaces and a wine cellar dedicated to Croatian wines. KANIZSAY accommodates up to five guests, with four sleeping in the bedrooms and a fifth on the living-room sofa bed. There is one bathroom with a shower and toilet, plus two additional separate toilets. Your infrared sauna and terrace whirlpool are available throughout the year. The private heated outdoor pool opens seasonally, from 15 May to 15 September. Spend the day exploring by e-bike, share a leisurely meal on the terrace, or return to the warmth of the fireplace. Every stay is prepared with care, giving you the space and privacy to enjoy northern Croatia at your own pace.
